How much notice does a landlord need to give for a rent increase?
Since 1 May 2026, a landlord must give at least 2 months' notice of a rent increase using the official Form 4A, and the new rent must take effect on the first day of a rent period. Rent review clauses in tenancy agreements no longer have effect.
How often can rent be increased?
Once a year: the new rent cannot take effect earlier than 52 weeks after the last increase took effect, and not at all during the first 52 weeks of the tenancy.
Can a tenant challenge a rent increase?
Yes. A tenant can apply to the First-tier Tribunal (Property Chamber) before the proposed effective date. The tribunal determines a market rent, cannot set the rent higher than the amount the landlord proposed on the notice, and the new rent applies from the date of its decision rather than the date on the notice.
